For 15 years Villa San Raffaello has been our magical home and a successful holiday rental business providing the setting for many memorable holidays for close friends and guests from the world over. The Villa is situated in 7 acres of farmland which is farmed organically. We have planted 100 vines and each year our large “orto” or allotment is bursting full of sun-ripened produce for our guests to take back to their apartments or for alfresco eating amidst stunning views of medieval Sarnano and the Sibillini Mountains.
The 400m² house includes four spacious apartments with 10 bedrooms, landscaped gardens, a vineyard and a 14m swimming pool. This historic house and attached barn with its old beams and arches and quirky architectural features became the setting for large group holidays, where children played and family guests from different parts of the world bonded over glasses of home-produced wine, some remaining friends.

Our villa rentals are more akin to the principles of agriturismo with strong relationships with the land, local food provenance, trades and customs. It makes the property ideal for those wanting to continue a business, live with an extended family or set up a community farm or a cooperative. The South facing slopes and views make the possibility of setting up an Italian glamping site quite feasible.
All apartments benefit from gas central heating, there are three wood-burning stoves, one of which centrally heats two apartments, and with the Italian government scheme to recover 110% of costs, there is also the option of investing in green energy measures such as solar or ground source heat pumps to reduce carbon emissions and fuel costs.
The Spa town of Sarnano is only a short walk away and is one of the medieval jewels of the region being designated “one of Italy’s most beautiful villages”. Sarnano really punches above its weight with amazing walking, three dramatic waterfalls, superb restaurants, a great cafe scene, regular events and festas, an annual uphill motor race, as well as often hosting the Giro D’Italia and The Mille Miglia race. The villa sits on the edge of the Sibillini National Park with its protected flora and fauna, great for wild swimming in lakes, for hiking, climbing, skiing and outdoor pursuits. If you can wrench yourself away from the local area, then historic towns such as Ascoli Piceno, Macerata and Tolentino are a short drive away and the beach then is only 45 minutes away.
